Simultaneously, Gilbert assisted the local Economic Development Advisory Council and the township supervisors in crafting a comprehensive, but non-threatening zoning ordinance designed to be developer friendly. As a result, the full 600+ acres was re-zoned as a Planned Business Office and Industrial Park complex which resulted in a win-win for the land owners along with the township government and its residents. |

Perfect 10 Distribution Center Fontana, CA 50,000-70,000 SF Initial Term: 5 year lease at just over $1,000,000 Broker - KW Commercial Managing Director David Neault, CCIM (Represented Perfect 10, Inc., the largest distributor of home satellite dish equipment in the US & Canada based in Little Rock, AR) Perfect 10, Inc. was looking for a large distribution center to service their west coast customers who contract with installers of home satellite dish service. After thorough interviews with the client concerning the physical characteristics and the geographical parameters for this new facility, David's team was able to identify the right properties, then help the client narrow down the list to the three most acceptable facilities. Three Request for Proposals went out, followed by aggressive responses, but after some very hard negotiations, David's team was able to negotiate a five year term with options to renew at a very favorable rate. Perfect 10, Inc. was so pleased with David's performance in terms of representing their best interest in this lease transaction that they selected David as their Single Point of Contact to represent them in similar size lease transactions in locations across the US. Perfect 10, Inc. realized that having a Single Point of Contact in David allowed them to focus on their core business and gave them a continuity and consistency in their real estate site selection process that wasn't offered or followed through with other brokerage firms. |
